Rapid Property Investment’s Portfolio Builder can be completely personalised to suit
individual investor clients. The end goal of RPI Portfolio Builder is to enable the
investor to acquire and sustain a portfolio of self-financing assets, which slowly
grow in value over time
The current service includes all of the following...
- Sourcing 5 - 10 high yield residential investment properties direct from vendors over a period of 2, 3 or 4 years.
- Negotiating with motivated sellers to achieve each highly discounted deal.
- Confirming with the mortgage broker and finance company that the deal will be able to proceed using the equity discount as the deposit.
- Analyzing the long term viability and sustainability of each deal.
- Offering the deal to you the investor client, fully packaged with photographs, RICS survey, independent letting agent assessment and financial summary.
- Upon acceptance and an instruction to proceed from you, the investor client, our team coordinate the purchase and the sale, help with administration and liaise with each party to help the deal progress smoothly to completion.
- Organising the prompt letting of the property, this includes introductions to, and working with letting agents where necessary, drafting tenancy agreements and helping to keep the property let, to its’ full potential on an ongoing basis.
- Being on hand to support you, your individual properties, and offering a solid guarantee that the whole portfolio will net positive cash flow for 5 years from beginning the Portfolio Builder service. (Subject to your own good management and prompt action).
RPI Portfolio Builder have constructed a Range of Service Levels for you to consider, costing between £30,000 - £90,000 depending on your preferred timescales, number of property acquisitions and total portfolio value.
You will be required to maintain a £5,000 float in your own Portfolio Bank Account, this account receives all rental income and equity released.
Rapid Property Investment GUARANTEE that for 5 years, after paying the Portfolio Builder Fee, you will never dip into your own pocket outside of this £5,000 float. The rental income or initial equity released will always exceed mortgage payments and ALL expenditure (If ever it did happen, we will pay it).
This is a Limited Company Guarantee but it also is backed with a Personal Guarantee from our Director Phil Martin.
