I've bought 20 leads from RapidPropertyInvestment since 1st Sept and converted 9 of them. All with cash-backs. I do use the gold/ platinum member scheme he offers though, as you get 1st dibs on any hot deals..

To be honest, I've stopped advertising in local papers and doing flyers, just because there's no point. At this conversion rate (the best deal resulted in a £37k cashback - though it did have a £20k refurb retention) I could achieve my portfolio target of 50 properties by early next year. I currently have 26.

I have occasionally bought leads from other websites but found them to be a waste of time. It seems to me that all other websites sell leads that they don't want themselves - cast-offs. Your leads are always fresh as you don't buy property and mak your money by being a successful marketing guru.
